Easy Startup Options
The Smart Business Centre model has been designed as ready to move in coworking spaces and a hassle-free launchpad for new, innovative technologyorganizations to start in a hassle-free manner, in an environment where they are surrounded by similar young companies.
The Smart Business Centre model is crafted to offer ready-to-move-in shared workspaces that provide a hassle-free launchpad for innovative technology organisations. Our environment fosters collaboration and synergy, allowing new companies to flourish in co-working space alongside other dynamic young enterprises. The Warm shell business model provides unfurnished workspace for IT companies allowing them to design the interiors to their needs and create their own furnished office spaces. Partitioned spaces are also provided based on the technical feasibility. However, the preferred option is to rent out the entire floor without partition. A 3-year agreement is signed with the tenant, with rent calculated using the formula: net rentable area (square feet) INR 40.50/- (average rent). Additionally O&M (Operations and Maintenance) charges are set at INR 8/- per square feet per month.
InUnder this model, it is the land fully owned by the Technopark that is leased to clients. The land lease period is 30 years in the Non-SEZ areas and 90 years for land in the SEZ (Special Economic Zone) areas, based on Technopark’s approved rates. Clients can then build their own infrastructure and set up their businesses on the leased land.

Under the custom built model, we act as an IT infrastructure provider. The engineering team of Technopark will provide their expertise to construct the client’s building based on their approved plan. This model, particularly advantageous for large companies, offers a convenient and streamlined method through a single window clearance board approval process of Technopark Thiruvananthapuram. The complete cost will be finalised upfront, followed by a formal agreement with the client. The infrastructure will be delivered to the client as a ready-to occupy, plug & play facility.
