Technopark Space Request & Queue

As an IT infrastructure facilitator, Technopark receives a high volume of daily enquiries from prospective tenants seeking space for various IT and ITeS businesses. To ensure greater transparency for this procedure, Technopark operates an online space request and queue system to organise and manage these enquiries. A separate campus-by-campus based queue system for enquiries pertaining to food courts and commercial spaces are also maintained. It is mandatory that all space request applications be filled out and submitted through the online portal only. It is pertinent to mention here that all allocated infrastructure spaces and those meant for allocation are green spaces and three of the buildings are Indian Green Building Council (IGBC) LEED-certified IT buildings.

Space Allotment Procedure:

All IT space requests submitted to Technopark Trivandrum are organised as two major queues: (i) for SEZ (Special Economic Zone) and (ii) for Non-SEZ.  As soon as a prospective tenant applies for IT or non-IT space through the online space request portal- form for the purpose is available on the home page of the Technopark website- an ID for that request is immediately generated.
The online system has enhanced visibility and transparency, allowing applicants to easily track the progress and status of their applications, thereby effectively serving its purpose. Space requests are displayed on Technopark website in real-time. Technopark had been uploading the list of space surrenders, cancellations and allotments since the past two years. Readily available IT spaces are also listed on the website.

The maintained queue of space requests is reviewed every six months to confirm the continued interest of the applicants. Through this process, all inactive requests in the queue are identified to be either cancelled or removed.

As and when space becomes available, the Space Management Committee of Technopark evaluates the business or company profile of the applicants by verifying the submitted documents and handling the subsequent space allotment procedure accordingly. The authority for allocation of space within the Technopark campuses is solely vested with the Technopark Space Management Committee.

Kindly Note: Applications for which lease agreements have been executed are removed from the queue in real-time. Applications marked as “not interested” or those that have been rejected are also promptly deleted from the queue.


Key features of space allotment process:-

  1. Online space request applications must be submitted through the provided link: https://technopark.org/space-request . A space request ID will be generated immediately upon submission.
  2. After verifying the initial documents submitted along with the application, Technopark evaluates the same to either accept or reject the application. This procedure is completed within 48 hours.
  3. Upon acceptance of an application, the same is uploaded and displayed on the website of Technopark in real-time. 
  4. Applicants can keep track of the status of their applications by monitoring the queue.
  5. A One Time Change (OTC) facility against the initial space request submission date can be availed by applicants who had submitted applications for IT and ITeS space.  This facility allows applicants to make a one-time change to their initially requested space slab/range. The OTC feature helps accommodate the evolving business demands of applicants from the IT and ITes sectors in terms of space.  Please note that the OTC facility applies exclusively to IT and ITeS space applicants and does not cover food court and commercial space applications(ie, for shops & business establishments). Using the OTC facility does not involve relocation of the initial application from the original queue to another. The OTC feature is strictly limited to the queue where the space request application was first placed. 
  6. One More Chance (OMC) is an option that can be availed only once. The option enables a prospective tenant in queue to pass a space offer made by Technopark Thiruvananthapuram to the next prospective tenant in queue while maintaining the former’s position in the queue based on the initial application date.  OMC is queue-specific. Applicants who exercise this option can hold their space request for up to one month if desired. After a client exercises OMC, the initial request will become active again in the queue either immediately after the hold time opted or after the default period of one month. This option allows a maximum hold period of only one month.
  7. As and when a suitable space vacancy arises, the Customer Relationship Department (CR) of the Technopark will contact the applicant concerned. The position in the queue/slab will be the yardstick for the CR department to select and contact an applicant in this connection.
  8. If an applicant for space in the queue rejects an offered space, the application of that applicant will be considered cancelled. The applicant is however free to submit a new application at any time.
